Lodgers and Subtenants

You have the right to take in a lodger at any time you wish and you do not have to seek permission from your landlord. You also have the right to sub-let a room or rooms in your home provided you have first obtained our written consent, although this cannot be unreasonably withheld.

Taking in a lodger or subtenant may have some implications. Rental income from lodgers or subtenants will affect the amount of Housing Benefit receivable. If your lodger or subtenant causes a nuisance, you the tenant will be held responsible. If you leave your home permanently for any reason, e.g. a transfer, you must make sure the lodger or subtenant leaves also.
